Bundle of LEED support documentation and templates.

ecoREAL’s Green Building Integrated Management “GBIM” tool-kit :

The tools and templates enable smooth coordination and communication among the design team, GC, and subcontractors to streamline the LEED material tracking and verification process to minimize scheduling delays, RFI’s and avoid costly change orders due to not meeting LEED credit goals. The tools were built on Federal job-sites where LEED is a mandate, and are built for the boots on the ground to take out the cost premium of LEED documentation. The package can be utilized by anyone dealing with materials for homes or buildings to meet LEED v3 requirements or just to avoid green-washing to meet your own sustainability goals.

  • Construction Managers/ General Contractors: provides a pre-bid package for subs to ensure you get the information you need the first time and tools that can be integrated with your tools or stand alone to input LEED submittal info as it is received to track progress for owner reports and sub-contractor accountability.
  • Sub-contractors and Suppliers: beat other bidders by supplying LEED documentation with your submittal information. The tools provide a way to ensure manufacturers are giving you the correct information, because the generic LEED cut-sheets often provided are not sufficient falling into the "green-washing" category that clients are cracking down on.
  • Architects: the responsibility of meeting the spec requirements is a team effort, and these tools provide a way to ensure the LEED requirements in the specs are understood by the construction team to bridge the gap between the drafting table and the boots on the ground.
  • Owners/ Developers: many commercial projects have LEED requirements to some degree associated with incentive money, code requirements or community enrichment goals. It is in the owners best interest to utilize these tools for quality assurance during the construction process to ensure goals are being met for future cost avoidance.
Sustainable Material Data Sheet (SMDS)
  • Submitted with MSDS sheets and requested with cover letter (should be tied to payment for completion)

  • Sent to the subs from the general contractor to notify them of information needed in the submittals from the manufacturers or suppliers to avoid GREEN-WASHING

  • MR credit info on right column only pertains to products in CSI Division 2-10

  • IEQ credit info on left hand column only pertains to applicable products within the weather-proofing system and verifies compliance with VOC limits (see tables)

  • IEQ section provides a drop-down of menu for each credit indicating VOC limit for that product with

  • Additional tables for all products included in the supplemental tabs to avoid the need to go to an additional resource to check Green Seal or SCAQMD standard that applies

  • Data provided is imported into the LEED Master Submittal Log to track credit progress

LEED Master Submittal Log
  • LEED information for MR credit 3-7 and EQ credits 4.1-4.4 are extracted from SMDS sheets and input into each corresponding column for a submittal.

  • Automatically calculates the necessary information to earn the credits listed in the Material and Resource and Indoor Air Quality sections of the matrix.

  • The calculator is inserted into the contractor’s Master Submittal Log where all material are tracked as they are approved for the project

  • Streamlines the LEED submittal tracking and verification process

  • Provides a SNAP-SHOT of progress made towards LEED material tracking goals to avoid falling short and associated liability issues.

Letter to the Contractor
  • Information letter sent to notify the sub-contractors of their LEED responsibilities.

LEED Letter to GBCI
  • Final Letter uploaded to LEED online for MR credits 3-7 for and EQ 4.1.-4.4 best 20% of material submittals

  • Fill out for all products in division 2-10 that indicate some percentage of costs that contribute toward a LEED credit based on the SMDS Sheets
